The old Flex-industrial building in Visby, Gotland grows with a new retail and office concept

Flexhuset is a refurbishment project, owned and developed by Gotland Investment AB. What was previously a factory producing components for the mobile industry is today hosting several offices. However a large part of the building still stands empty and ready for further development. The vision is to create a mixed use (and truly FLEXible!) development where the existing offices and workout studio is complemented by new retail and food & beverage units. The outdoor areas will also be refurbished to host playgrounds and seating areas.

Unlike many other factory refurbishments Flexhuset is not from the beginning of the industrial era but quite a modernistic building. It has the ’clean’ electronic industry character, well worth to maintain. We vision a retail development where the skylights are kept, at least in the mall and F&B spaces. Though most of the installations will be replaced there will still be visible ventilation ducts, electric cables and sprinkler pipes. Restaurants, cafés and seating areas will be placed as objects in this space, highlighting them as individuals. A simple and functionalistic attitude that connects the past with the future.
